Bhubaneswar: The Odisha government has amended the Real Estate (Regulation and Development) Act, 2016, and relaxed the rules under the Odisha Apartment (Ownership and Management) Act-2023, paving the way for the resale of old apartments.
Housing and Urban Development Minister Krushna Chandra Mahapatra informed that old apartments sold before the RERA Act-2016 can now be resold without occupancy certificates and RERA registration certificates. Owners need to submit old deeds of transfer or registered sale deeds during resale.
“Numerous apartment owners, who purchased those properties prior to October 5, 2016, were encountering difficulties in registering their deeds of transfer during resale. The state government relaxed the rules under the OAOM Act-2023 to facilitate the resale of old apartments,” said the H&UD Department in a special gazette notification.
The move is expected to benefit apartment owners in Bhubaneswar, Cuttack, and other urban areas, who faced difficulties registering their deeds of transfer during resale.
