New Record In Hyderabad Real Estate As One Acre Fetches Rs 264 Crore

Hyderabad: Setting a new record in Hyderabad’s real estate market, an acre of government land was auctioned for a whopping Rs 264 crore on Friday, surpassing the earlier record of Rs 237 crore.

The Telangana Industrial Infrastructure Corporation (TGIIC) created a new record in its e-auction of 5.25 acres of prime multi-use land in Raidurg in the heart of the Information Technology corridor.

It generated Rs 1,386 crore from the auction of the prime multi-use land.

According to the TGIIC, 5.25 acres were auctioned against a reserve price of Rs 175 crore per acre, achieving a final realisation of Rs 264 crore per acre — a 50.9 per cent premium over the reserve price.

Officials said the result underscores Hyderabad’s emergence as one of India’s most dynamic real estate markets and confirms Telangana’s strategic approach to infrastructure-led growth.

This outcome reflects the intensifying competition among premier developers and the market’s increasingly bullish outlook on Hyderabad’s strategic corridors, confirming Telangana’s position as a high-growth destination for institutional real estate capital, the TGIIC said.

The result also marks a sharp escalation in Raidurg land values. The TGIIC’s earlier auction fetched Rs 237 crore per acre in May. This underscored the sustained intensity of investor demand for the corridor’s premium plots.

The auction was conducted through the MSTC e-Auction platform with JLL serving as exclusive transaction advisor, ensuring transparency and enabling competitive participation from leading national developers.

“The successful outcome of the Plot P1 auction speaks volumes about the confidence and conviction that the developer community places in Telangana’s future. What we’re witnessing is not just strong pricing, but a clear endorsement of the state’s development philosophy—one rooted in transparency, infrastructure excellence, and creating genuine value for all stakeholders,” TGIIC’s Vice Chairman & Managing Director K. Shashanka said.

The quality of participation and the competitive spirit displayed throughout the auction reflect a market that recognises Hyderabad’s transformation into a truly world-class business destination, he added.

He stated that these results position Hyderabad decisively among India’s premier investment destinations.
